Expected compensation range: $150,000-$1,000,000+ (including bonuses & promote)

American Housing Company (AHC) is a real estate subsidiary of oWOW, created to fundamentally change how affordable housing is designed, built, and delivered in the United States. AHC addresses the nation’s housing shortage through a scalable, repeatable, and cost-efficient development platform that relies solely on Low-Income Housing Tax Credits (LIHTC) without the need for additional local subsidies. We are integrated with oWOW’s vertically integrated infrastructure, enabling project delivery measured in months instead of years and construction costs up to 65% lower than prevailing market benchmarks.

Our team is growing quickly to expand project delivery across the state of California and nationwide. Our goal is to start construction on 2,000 affordable housing units by the end of 2026.

The Role

The Director of American Housing Company is a senior leadership role responsible for originating, capitalizing, and executing AHC’s affordable housing platform end-to-end.

This role owns the full lifecycle of each project, from acquisition through stabilized lease-up, including: LIHTC awards, capital sourcing (tax equity, debt, and predevelopment capital), joint venture formation, and handoff to execution teams. The Director is accountable for scaling AHC into a repeatable, institutional-grade development engine capable of delivering tens of thousands of units annually.

This is a hands-on operator role, not an advisory or oversight position.

What You’ll Do

1. Acquisitions

  • Source and underwrite development sites aligned with AHC’s LIHTC and workforce housing strategies across target markets.

  • Scale our pipeline across the State of California.

  • Secure local joint venture partners in Los Angeles County, Los Angeles, San Diego, Bay Area, and Sacramento capable of contributing ~$1.5M in predevelopment capital/ site and providing construction recourse guarantees.

  • Establish and run an internal weekly site selection committee

2. LIHTC Application Submissions

  • Lead and manage the full LIHTC application process for new projects, from site sourcing and underwriting through bond and credit awards, in compliance with CDLAC, CTCAC, and applicable state agencies.

3. LIHTC Application, preparation, submission and deficiencies resolution

  • Coordinate application preparation and delegate tasks.

  • Oversee preparation of all materials required for complete applications.

  • Present final application packages for stakeholder signoff.

  • Resolve all post-submission deficiencies in coordination with legal counsel and consultants within required timelines.

  • Create a formal handoff & tracking process for awarded projects to ensure adherence to business plan, schedule, and budget.

4. LIHTC Equity & Debt (Investments)

  • Own the end-to-end process of securing LIHTC equity, construction financing, and predevelopment capital for all AHC projects.

  • Ensuring timely closings that align with development schedules and investor expectations.

  • Secure competitive LOIs for LIHTC equity (minimum 3 per project) and full construction financing.

  • Source and engage LIHTC equity investors and private capital partners.

5. Infrastructure & Platform Building

  • Improve and enforce underwriting, execution, and communication systems, including standardized internal templates (LIHTC applications, proformas, options, due diligence checklists, investment analysis) and external materials (pitch decks, investment memos, and data room content).
