About oWOW

At oWOW, we’re on a mission to Accelerate Housing Abundance to Unlock Human Potential.

We design and build housing 65% below market cost and deliver it in months instead of years by automating design, industrializing construction, and deploying prefabricated, componentized building systems at unmatched speed.

oWOW is growing quickly to expand project delivery across the state of California and nationwide. Our goal is to start construction on 2,000 affordable housing units by the end of 2026.

About oWOW Construction

oWOW Construction is the execution engine behind some of the fastest and lowest-cost multifamily projects in the country. We build using a deeply integrated, prefabricated construction platform that compresses schedules from years to months and delivers projects at industry-breaking costs.

We embed development and design from day one. By coordinating trades around repeatable, componentized systems, we eliminate rework, de-risk schedules, and turn construction into a predictable, industrial process resulting in safer sites, lower budgets, and dramatically faster delivery.

Fun fact: oWOW Construction delivered 1510 Webster, the tallest mass-timber building on the West Coast. View the full case study.

The Role

As a Senior Construction Project Manager at oWOW, you are the CEO of a high-performance construction project. You own the entire project lifecycle, from predevelopment and preconstruction through construction, closeout, and Certificate of Occupancy (CO). Your mandate is simple and uncompromising: make the project win as a business, not just get it built.

This role integrates design, construction, finance, and operations. You own the schedule, budget, contracts, risk profile, quality, stakeholder alignment, and financial performance of the project. You lead through others, most critically through the Superintendent, while making high-judgment decisions under uncertainty to protect the business plan as conditions evolve.

This is not a task-management role. It is an ownership role.

What You’ll Do

1. Own End-to-End Project Success

  • Deliver assigned projects from preconstruction through CO in alignment with the approved business plan.

  • Act as the single point of accountability for outcomes across design, construction, and operations.

2. Own the Integrated Schedule

  • Develop and maintain the integrated master schedule covering design, permitting, procurement, and construction.

  • Update schedules weekly, hold milestones within ±5% of baseline, and implement mitigation plans when delays occur.

3. Own the Project P&L

  • Manage GMP, forecasts, contingencies, cash flow, and change management.

  • Protect returns through disciplined financial controls and proactive decision-making.

4. Lead Contracts & Commercial Strategy

  • Own contract strategy, buyout, negotiations, and contract administration.

  • Prevent claims through clarity, documentation, and early issue resolution; lead dispute resolution when required.

5. Anticipate & Mitigate Risk

  • Identify, quantify, and mitigate technical, financial, schedule, regulatory, and execution risks early.

  • Maintain and actively manage the project risk register.

6. Align Stakeholders

  • Align owners, lenders, architects, consultants, GCs, subcontractors, and AHJs around clear priorities and decisions.

  • Communicate with executive presence and decisiveness.

7. Drive Field Execution

  • Lead execution through the Superintendent.

  • Hold teams accountable for safety, quality, productivity, and results.

Core Values

  • oWOW: Produce outstanding results that surprise and amaze people

  • Ownership: Understand what you are accountable for & take responsibility for your results.

  • Curiosity: Challenge conventional thinking & explore creative solutions.

  • Teamwork: The combination of trust, communication & collaboration.

Benefits

  • Project equity

  • Bonuses based on performance

  • 401K (no employer match)

  • Paid time off, sick leave, and holidays

  • Medical, dental and vision coverage

Expected compensation range: $150,000-$350,000 (including bonuses)
