About oWOW

oWOW is a vertically integrated organization (construction, architecture, manufacturing & development) that accelerates housing abundance by delivering high-quality homes up to 65% below market cost in months, not years. We’re currently scaling our operations across California, with a goal of breaking ground on 2,000 units by the end of 2026.

We are the team behind 1510 Webster, the tallest mass-timber tower (19 stories) on the West Coast: https://www.woodworks.org/wp-content/uploads/case_study_1510_webster_01.2024.pdf

Our next project is scheduled to begin in March, followed by another in May and October.

The Role

As a Senior Construction Project Manager at oWOW, you own the full lifecycle from predevelopment through construction, closeout, and Certificate of Occupancy (CO). This is an ownership role, with full accountability for schedule, cost, contracts, and financial performance.

oWOW builds differently. We use prefabricated mass timber, façade mega-panels, and componentized steel systems to move faster and at materially lower (30 - 50%) cost than traditional builds. You are responsible for turning that advantage into results managing budgets, controlling expenditures, and structuring owner contracts so each project succeeds as a business.

You track project performance rigorously, comparing projected versus actual fees day-to-day, identifying risks early, and taking decisive corrective action when results drift off plan. You think like an owner, not a task manager.

You coordinate seamlessly across design, construction, finance, and operations on fast-moving projects where conditions evolve quickly and judgment matters.

This role is for someone who wants real responsibility, real accountability, and real impact.

1. Deliver the Business Plan

Manage projects from predevelopment through Certificate of Occupancy in alignment with approved budgets, schedules, and return targets.

2. Run the Integrated Schedule

Control GMP, forecasts, contingencies, and expenditures. Monitor projected versus actual fee performance monthly and take corrective action as needed.

4. Lead Contracts & Commercial Execution

Draft, negotiate, and administer owner and major trade contracts. Ensure commitments align with contractual terms and project economics.

5. Identify & Mitigate Risk

Proactively manage technical, financial, schedule, and regulatory risks. Maintain and drive the project risk register.

6. Align Stakeholders

Drive alignment across owners, lenders, designers, contractors, and authorities through clear decisions and accountability.
